Mira Mesa Was San Diego's Hottest Zip Code in August 2026

Every month I dig through the sold data for San Diego County to see where buyers are competing hardest. For August 2026, one neighborhood stood above the rest: Mira Mesa, zip code 92126.

The numbers

Out of 789 detached home sales across the county last month, Mira Mesa posted the strongest combination of speed, competition, and volume:

  • 17 homes sold for a total of $19.4 million

  • Average sold price of $1,143,200, with a median of $1,125,000

  • 102% of original list price on average, meaning buyers paid more than sellers asked

  • 19 average days on market, with many homes going pending in about a week

Compare that to the county as a whole, where homes averaged 97% of original list price and 32 days on market. Mira Mesa sellers got more money, faster.

What happened on the ground

Eleven of the seventeen sales closed at or above the asking price. A few examples:

  • A home on Keisha Terrace listed at $1,488,800 and sold for $1,650,000, 11% over asking, in 9 days

  • A home on Brentford Avenue listed at $775,000 and sold for $890,000, 15% over asking, in 11 days

  • A home on Canright Way listed at $1,174,900 and closed at $1,237,500 in just 5 days

Even the homes that sold under list did so by small margins, and most still closed in under three weeks.

Why Mira Mesa

Mira Mesa hits a sweet spot that a lot of San Diego buyers are looking for right now. Prices sit right around the county median, so it stays within reach for dual income households and first time move up buyers. The location is central, with easy access to the tech and biotech employers in Sorrento Valley and UTC, plus Miramar and the 15 and 805 freeways. Add the schools, parks, and the steady stream of new restaurants along Mira Mesa Boulevard, and you get a neighborhood where demand consistently outpaces supply.

  • Old Town (92110): 10 sales at 102% of list with an average of 17 days on market

  • Clairemont (92117): the highest volume in the county with 41 sales, closing at 100% of list in 21 days

  • National City (91950): 103% of list on 7 sales, boosted by one home that sold 33% over asking

What this means for you

If you are a seller in Mira Mesa, the market is rewarding well priced, well prepared homes with multiple offers and quick closings. If you are a buyer, expect competition and be ready to move fast with a strong offer.
